  1. Who do I contact if I have a question regarding the Hammock Dunes Owners’ Association (HDOA)?

  2. When are HDOA meetings scheduled?

    • HDOA meetings are scheduled the 3rd Monday of each month at 10:00 am in the Hammock Dunes Club.  The meetings are open to Hammock Dunes residents.

  3. How do I make my HDOA assessment payment?

    • Assessments are due on the 1st of each month and considered late after the 15th.  A $25.00 late charge will be added to all late payments.  Residents can pay using ACH (auto debit), personal check, or over the internet at SSMGFL.COM.

  4. What happens if my smartpass does not work?

    • Each smartpass has a lithium battery.  If the battery dies, a resident can purchase a new smartpass from Southern States Management for $45.00 (please bring the old smartpass for deletion).  The designated location for the smartpass is just below the vehicle’s rear view mirror; however please read the vehicle users manual for designated “safe zones.”  The smartpass is not intended to be hand-held.  Repeated gate access problems occur when the smartpass is not mounted on the vehicle.

  5. When do I place lawn debris on the curb for pick-up?

    • Lawn debris shall be placed on the curb the day/night before the weekly scheduled pick-up.  Currently lawn debris pick-up is scheduled for Wednesday of each week.

  6. What is the frequency of beach clean-up?

    • Depending on the calendar, beach clean-up is scheduled the 1st and 15th of every month.

  7. When are Design Review Committee (DRC) meetings?

    • DRC meetings are held the 2nd Monday of each month at 1:30 pm in the Hammock Dunes Sales Office.

  8. Who do I contact if I want to make an exterior improvement at my residence or have a DRC request?

    • DRC questions shall be directed to Travis Houk.  The DRC application and manual(s) are available on the Hammock Dunes Owners’ Association website under the tab “DRC Manuals.”

  9. Who do I contact to replace my mailbox?

    • Mailbox questions shall be directed to Travis Houk.  He will provide the approved mailbox list.  If the mailbox is not on the approved list, it must be submitted to the DRC for review and approval.

  10. Who do I contact to access a guest?

    • Guest and vendor requests shall be directed to the Hammock Dunes main gate house, 386-446-6234.  If the guest or vendor is not confirmed, they will be denied entry.

  11. Who do I contact to report a light out in my neighborhood?

    • Please report lights out to the main gate house or Travis Houk.  The Hammock Dunes Engineer, Eric Jones, will replace/repair the missing light as soon as possible.

  12. How do I register my motorcycle and are visitor motorcycles allowed in Hammock Dunes?

    • Visitor/guest motorcycles are prohibited within the Hammock Dunes community.  Hammock Dunes residents may operate their motorcycle; however it must be registered with the Hammock Dunes Owners’ Association.  Registration forms may be picked up at Southern States Management Group or downloaded under the forms/other information tab on the Association’s website.
